A driven individual with a sharp attention to detail possessing exceptional customer service skills and able to perform basic repairs and maintenance. The successful candidate will perform the duties as listed below for both the Leasing Representative and Condominium Representative.

Leasing Representative Job Description – Great Northern Properties

Site: 70 Suites Combined at 7802 – 99 St (Building 1) and 7801 – 98 St (Building 2)

This position is an integral part of our business, the successful candidate will be working in a team environment.  This job is very involved, if you enjoy working in a fast paced environment, with a challenging workload, enjoy problem solving and decision making, are quick thinking, have good common sense, possess excellent communication and organizational skills, enjoy interacting with people and being a part of a successful team, then this position may be the job for you.

Prime Property Management has established office policies and procedures for the duties itemized below.  These office policies and procedures will become apparent during your training.

1.         Tenant Placements;

  • in consultation with Prime Staff, keep an accurate list of available units for rent
  • Prime Staff will approve all tenant(s)
  • answer any questions concerning the lease agreement while signing the lease agreement
  • ensure all tenants(s) inclusive of co-signers sign the lease agreement
  • collection of all funds ie: the security deposit and first month's rent to be processed by Prime Property Management, no exceptions
  • forward completed documents / paper work to Prime Staff
  1. Inspection Reports;
  • responsible for scheduling all - Move In and Move Out Inspection Report dates and times
  • responsible to accurately complete the Move In and Move Out Inspection Reports
  • order any cleaning required and carpet cleaning of the unit between tenants
  • once Move In / Move Out Inspection Reports are completed, review reports (comparing the condition of the move-in report to the condition of the move-out report) and assist Primes maintenance department to create any work orders needed
  • upon the direction of Prime Staff schedule the Move-In Inspection, and issuance of the tenant's keys
  • periodically an owner will request an inspection of their rental, perform the inspection and report back to Prime Staff
  • perform pre-inspections on the upcoming vacant units as requested by Prime Staff and report findings
  1. General Duties;
  • issue and delivery of 24-hour notices for vacancy viewings or inspections, repair viewings etc.
  • deliver all letters, notices, inclusive of eviction notices, warnings etc.
  • schedule vacancy viewings with prospective tenants
  • show suite(s) to prospective tenants
  • discuss rental market conditions with Prime Staff
  • at times obtain estimates for "In Suite repairs", maintenance or cleaning that may be required to ready the unit for marketing.
  • accurately tag all suite and mail box keys
  • safely secure suite keys, and ensure a second full set of keys are kept for the tenant
  • assist Prime Staff with afterhours "emergencies"
  • responsible for taking care of Prime Property Managements equipment by ensuring it is kept in a good state of operation / condition (ie: scanner/fax/copier unit) and keys, plus office forms (Move In & Out Inspection Reports, tenant applications and other paper work)
  • and any other duty that can be reasonably expected
  • ****Primes Office Staff to prepare all formal correspondence

The position pays a starting salary of $ 20.00 per hour.  We anticipate it will take thirty hours per month to perform the duties in a professional manner.  The Prime Property Management Team will provide the successful candidate with in-depth training and support.

This position requires some after hours (during the week days) and weekend work performing Unit Inspection Reports, normally at month-end.  Our Leasing Agents always works the last weekend of each month (number of hours fluctuate).   The Position requires that the individual has a computer, cell phone, valid drivers license and vehicle.  Mileage is compensated at .55 cents per kilometer.

Condominium Representative Job Description – Great Northern Properties

Site: 70 Suites Combined at 7802 – 99 St (Building 1) and 7801 – 98 St (Building 2)

  1. Ensure that fire doors remain closed and are not propped open and all fire extinguishers are in place (daily)
  2. Checking and replacing burnt out light bulbs (interior/exterior) and exit light bulbs (daily)
  3. Performing routine tests on the emergency equipment, and completion of Fire Department checklist sheet (monthly)
  4. Checking mechanical equipment and gauges in the boiler rooms for proper operation and completing the mechanical checklist sheet (minimum twice daily, more often dependent upon extreme winter weather conditions)
  5. Policing of grounds / parking lots to pick up garbage, tree limbs etc., throughout the complex (daily / as required).
  6. Policing parking lots to ensure tenants / guests are parking in assigned space.  Ensure that vehicles aren't being serviced, haven't been abandoned, etc.  Field complaints from tenants regarding same.
  7. Policing of window coverings for appropriateness, reporting findings to staff (weekly).
  8. Watering lawns, shrubs, trees, and plants (summer months / as required).
  9. Immediately remove snow and clear ice from sidewalks, entries, and city sidewalks (winter months as required) salt and / or spread pea gravel on same.   Clear parking lot storm drain covers to ensure spring water run-off. Clean snow from around all fire hydrants.
  10. Spring / Summer remove rocks and debris from sidewalks (as required).
  11. Responsible for taking care of Owners equipment to ensure it is kept in a good state of operation / condition (i.e. snow blower, shovels, scrapers etc).  Report any concerns to Prime's maintenance department.
  12. Laundry machines to be checked to ensure proper operation, reporting any issues to Prime Staff (twice weekly / as required)
  13. Report any complaints, repairs, unusual circumstances, emergencies of vandalism to Prime Property Management -  applicable department.
  14. And any other duty that can be reasonably expected.

The position requires that the individual has a computer, cell phone, valid drivers license and vehicle.  Mileage is compensated at .55 cents per kilometer.

The position is available for immediate part time employment. 

The position pays a starting salary of $18.00 to $20.00 per hour.  We anticipate it will take fifty hours per month to perform the duties in a professional manner.  The Prime Property Management Team will provide the successful candidate with in-depth training and support.
